Gardens and Grounds

The acres roll forever. Walk the woodlands and meadows, rest by babbling brooks, picnic in the parklands, witness the mists over the wetlands and waters, see the stars unpolluted by light. Keep your eyes peeled for signs of life. Wilderness is alive not just with flora but with fauna, too.

The woods, hedgerows and parklands teem with over 100 species of birds, with more than 2,000 bird boxes supporting their growth. A reed bed attracts migratory wetland species. Listen hard for the boom of the bittern.

Walk the woodland rides and spot emperor dragonflies, Europe’s largest, and the bright crimson large red damselfly. Pack your camera and catch an otter sliding into the water or hear the grunt of a deer buck among the morning mists. Even the American mink is a friend of the estate.

The lakes and ponds support grass snakes, frogs, voles and great-crested newts. At night, the silence is broken only by the wings of the pipistrelle bat.

Living Spaces

There are living spaces and spaces for living. In Sibton Park, you’ll live like a king. Follow the winding drive, then glide through the triple-height entrance. Time for a coffee. Where will it be? The sunlit morning room, the Chinoiserie-papered drawing room or the luxurious library? Light the fires and lift your feet.

In The Clockhouse, serenity comes in the shape of an idyllic courtyard. May your French doors be forever open. Otherwise, the drawing room’s no hardship. Light the fires, pour some drinks, turn some pages. Hang around: the parkland views through the sash windows don’t get any less relaxing.

The Barn is a barn in name only. It’s a bolthole of exposed beams and spectacular views. Take them all in from the first-floor sitting room, pad barefoot across heated floors, enjoy the outdoors from the cosy conservatory.

The Gate Lodges are ingeniously extended and indulgently presented. Be awed by the cavernous drawing room with its curved walls and high ceilings. Feel pampered on deep plum sofas. Take the air on the sunlit dining terrace. Play hunt the technology (the Gate Lodges are nothing if not discreet).

Cooking and Dining

If you’re an aspiring Heston, the facilities for rustling up a roast are remarkable. But if you’d rather put your feet up than get your fish-scaler out, we can provide the chef.

Choose from country and continental breakfasts, seasonal lunches and enticing suppers with intense flavours, washed down with the finest wines. Fancy a picnic in the parklands or dining among the dunes? We’ll fill the picnic basket.

Eating out? Wander into Saxmundham for gastropubs with big fireplaces and cosy snugs. Or choose from Chinese, Vietnamese, Lebanese and much more an hour away in cosmopolitan Norwich.

Bedrooms

Sibton comes replete with a dozen bedrooms, 11 of which are king-size. Throw back the curtains and the parkland views roll forever. Luxuriate in the en-suite marble bathrooms. Bag the bedroom with the freestanding copper bath. Sleep the sleep of kings in royalty-approved Hypnos beds. Watch the TV rise from the blanket box.

Sleeping eight, The Clockhouse comes with four king-size bedrooms, all with en-suite wetrooms. Be quick and grab the one with freestanding bath. In a chic haven, the furnishings are eclectic and the HD TVs and iPod docks are discreetly hidden. Book The Clockhouse on its own or with the interconnecting Barn.

The Barn, sleeping six in style, is a bedtime story of luxurious beds, eclectic soft furnishings and discreet technology. Revel in cosy hideaways with magnificent exposed beams and scrap over the master, with its raised four-poster bed, sitting room and private terrace.

The Gate Lodges, sleeping four, are filled with light and luxury. Adorned with colourful upholstery, a unique Harlequin dressing table and hidden technology, the master comes with full-height French windows that lead to a private terrace. Pad across heated floors to the indulgent en-suite complete with mosaic steam room.
