At Prospect House, deep in the heart of the Cotswolds, the luxury is layered thick. The gleaming kitchen comes with Aga, induction hob and wok spot. The south-west windows soar from floor to ceiling. And the doors in the viewing room slide back to reveal a rolling vision of bucolic heaven.

Set against this 21st-century den of luxury is the trip back in time that awaits in Painswick. Walk right into the pages of Cider with Rosie, in a world of wooded valleys, winding lanes, honey-stone houses, and willow branches dangling languorously into babbling streams.

We’ll forgive you if it’s Prospect House that stays with you. Your memory will take you back to cosy evenings giggling with bubbly in the hot tub, gathered for games by the crackling fire or popping a cork on the terrace as you watch a spectacular sunset, with the Cotswold escarpment fading into night before you.

Hot tub, gardens and grounds

Walk the gardens, glass in hand, before dinner. Enjoy the Englishness – the manicured lawn, the verdant borders and the splash of the pond. On the terrace, a bottle and glasses sit invitingly on the wrought-iron table. The scenic views are best enjoyed at sundown, soak up the peace on the terrace as you watch the sun slowly set behind the Cotswold hills.

Explore further and you’ll find a wooden chalet. Inside, the hot tub bubbles year round. Grab the two bottles of complimentary Prosecco from the wine cooler, pile in, pop a cork and prepare to laugh loud and long with friends or family. Abandon your troubles all ye who enter here.

For drinking and dining al fresco, you can slide open the doors to the sun room and let in the view across the Cotswolds hills and vales to Painswick and the spire of St Mary’s Church.

Living spaces

This is no ordinary home. Life at Prospect House, with its soaring views over the valley across to picture-perfect Painswick, elevates the spirit.

As the heavy front door clunks behind you, you’re in a large hallway. Beyond this, living is open plan and openly luxurious. After a day exploring the Cotswolds, light the logs and enjoy a team collapse on the squishy corner sofa in the lounge. Sky Movies and Sauvignon await.

For fresh air and an unfettered sense of freedom, there’s a door to the garden from the lounge. But you might prefer the viewing room option. Spanning the width of the house, the room comes with acres of seating and an open invitation to laugh and chat all night along.

Slide open the glass doors and let the calm and the charisma of the Cotswolds in. You’ll clink glasses on a terrace with a seat in the gods, high above the valley, with a view right across the open spaces to Painswick, the town that time forgot.

Cooking and dining

Master chef? We have everything you need, maestro. The multiple-oven Aga is just waiting to pipe out heat and produce lamb shanks or turkey pie. For your inner Heston, there’s also an induction hob, wok spot, two oven/grills and a microwave.

Not enough? Prospect House comes with separate larder kitchen, with dishwasher and large fridge/freezer.

With dining for 14, getting together has never been so easy or so enjoyable. Muck in around the Aga, pile into the dining room and let the wine flow as freely as the conversation.

Prefer putting your feet up to rustling up a roast? Pass the Sauvignon Blanc and let our chef take over. One-off occasion or fully catered holiday, we’ll do you proud and vanish as quickly as the washing-up.

Bedrooms

Prospect House is slumber central, with five big bedrooms on which luxury has been unhesitatingly lavished. Sheets are soft and mattresses for sinking into. Sleep deeply with clean air in your lungs and the hoot of an owl in your ears.

First up to the first floor baggsies the big bedroom. Complete with super kingsize double bed, dressing table and wall-mounted TV, the master bedroom is a masterstroke. The accompanying bathroom offers a modern, freestanding ‘organic’ bath for long soaks.

Bedroom two comes with double bed and single bed which can be turned in to three singles, and family bathroom. Take the individual stairs to bedroom three, another double with single bed and en-suite, or alternatively it can be three singles. And bedroom four, with kingsize double or twin, and en-suite shower room.

Bedroom five is a suite that sleeps 4 guests with a double and 2 adult bunk beds, ensuite walk-in shower room with large shower, twin basins and WC.

This stay was even better than expected. We had a group of 12 for a hen party and Richard was incredibly accommodating and communicative throughout. Each bedroom had the luxury of a bathroom, the shared spaces were large and accommodating of all the guests being in the same space and Richard has thought of everything that could possibly be needed - hot tub towels, lots of kitchenware, outdoor cushions, to name a few. Richard was incredibly responsive and gave very clear instructions for every part of the stay, including useful information on how to get to the property - I would highly recommend this accommodation for anyone looking for a comfortable house with exceptional amenities and views for a large group. The house itself was beautiful, very spacious for us and perfect for our stay. Richard was on hand to help us find it which was extremely helpful as well as being in contact with for any questions before. Amazing views!!! Such a beautiful home and I’m so glad we found Prospect House for our hen weekend for 11 of us girls. It’s a beautiful home with incredible views. House was very clean with very comfortable beds and we were also welcomed with some very thoughtful gifts which was very appreciated as well as dishwasher tablets and milk etc which is always helpful for a short stay. Each room had its own bathroom and every room was very spacious and Richard even catered for us all to have single beds if we wanted to. We organised a stay at Richard's place for my dad's birthday and it was absolutely wonderful. The house is gorgeous; well decorated, spacious, clean and modern. The garden is well manicured, big and beautiful. The hot tub was a great addition as everyone in the family loved using it during the stay. Richard and his son were very friendly and helpful. Phones off, please, and get mobile instead. See the view from Painswick Beacon, eat delicious Thai in the March Hare and drink real ale in the ancient Falcon. Potter the book shops, antique shops and coffee shops. Try Cheltenham for nightlife and Burford for wildlife. Live the highlife in the beautiful Cotswolds.
